Prologis raised its 2026 outlook following a second quarter that exceeded internal expectations. The company signed a record 67 million square feet of leases during the period. Management increased core FFO guidance to a range of $6.22 to $6.30 per share. The new target for average occupancy sits between 95.25% and 95.75%.

The company is expanding beyond traditional logistics into the data center sector. Its power pipeline more than doubled over the last two years to approximately 5.8 gigawatts. Management expects this capacity to drive development value through 2030 and beyond.
