Brookfield Asset Management and CPP Investments have agreed to acquire LXP Industrial Trust in an all-cash deal. The transaction values LXP at approximately $5.2 billion, including debt. Shareholders will receive $61.20 per share. This offer reflects a 12.3% premium over the 30-day volume-weighted average price as of July 17, 2026.

The acquisition will take LXP private and expand the buyers' logistics holdings. The portfolio includes 108 modern warehouse and logistics facilities. These assets span approximately 53 million square feet. The properties are concentrated in high-growth Sunbelt and Midwest markets.

LXP’s board of directors unanimously approved the agreement. The deal includes a 40-day go-shop period to solicit alternative proposals. The transaction is expected to close in the fourth quarter of 2026. Finalization remains subject to approval by LXP shareholders.
